A brand new proposal on the M1, based entirely on the spacing regulations but sounding remarkably similar to Chapeltown.
Trivia & History
In March 2014, planning permission was granted to Extra by Sheffield City Council. However, in November 2014, the plans were put on hold following protests about the 12th century Smithy Wood which would be destroyed by the plans.
Their rekindled enthusiasm for building new services comes following a period of quiet stability, which they needed to recover from the financial uncertainty caused by poor turnover at Derby with Burton and Leicester North and the high investment put into Beaconsfield and Cobham.
In September 2017, Extra requested that the decision on their plan be deferred until more was known about the Applegreen proposal (below).
In March 2017, Applegreen launched plans for a rival service station down the road at M1 J33 Catcliffe. Applegreen have been looking at several options to build new services in the UK, but so far none have gone ahead.
Their scheme has the HGV parking and amenities to the north of M1 J33, with customer parking and amenities for other motorway users to the south of the M1, connected via the road tunnel. 498 car parking spaces would be provided, including 30 disabled, as well as space for 19 motorbikes, 67 lorries, 15 coaches and 18 caravans. 300 jobs would be created.
The unusual design of splitting the services around the junction allows for the traffic flow to be split across two roads, operating anti-clockwise around the junction. It also reduces the impact on the environment.
Applegreen appear to be using the name Rotherham & Sheffield Gateway to market the services.
With the Applegreen plan pending, Extra would have struggled to argue that their plan was the only suitable option, potentially causing their plan to be rejected and then leaving the gap in the market open for others. In September 2017, Extra requested Applegreen's plan be decided upon first, suggesting if Applegreen's plan was approved then Extra would drop theirs.
Previous South-East Plan
It was rejected because the land was a green belt area, the council felt that insufficient information had been provided and that a new service area wasn't needed.
