Trivia and History
Plans for a service area here on Hill House Farm go right back to 1988.
The petrol station and McDonald's were built in around 1996. The developers left plenty of space for an expansion to the west and to the south, including a whole parking area which wasn't used. A Holiday Inn was built on some of the remaining land.
In 2018 Forrest Park was developed next to the service area. This meant a new junction had to be created, which also allowed traffic leaving the service area to head back towards the A1(M) without having to make a detour. The new road signs are blue, implying that this is a motorway service area for the A1(M), but in reality it is not big enough and it is only a local service area. At the same time the restaurant was refurbished.
In April 2020, the Subway store was replaced with a dailyDeli counter.
On 15 March 2021, the Jet filling station closed for approximately 20 weeks for site refurbishment works. These works will including replacing both forecourt canopies as well as adding a rear extension to the shop building to introduce new male toilets and showers and re-cladding of the shop building.
The petrol station is marked as "Services" by the Ordnance Survey.
Forrest Park Development
In November 2019, outline planning permission was granted for the creation of an industrial estate called Forrest Park, positioned north and west of the current service area. These plans include 11 industrial units over 86 acres of land as well as 7 trade units, a 60-bed hotel and pub restaurant.
In February 2020, further planning permission was granted to EG Group for a forecourt and shop with concessions and a KFC Drive Thru to the north east of the Forrest Park site, directly opposite the current service area. The new forecourt opened on 22 March 2021. Greggs followed on 26 March, with KFC and Sbarro opening on 29 March.
The new development, which EG Group call 'Forest Park services', presents considerable competition for the established service area. It remains to be seen whether the road signs will show any loyalty towards the original service area.
